A bustling urban community started in 2004 where residents will live, work and play, all while being in walking distance of their everyday needs. Guided by a master plan, developers are mixing $400 million worth of homes and businesses in dense but pedestrian-friendly ways.
Eventually, aboyt 3,000 people will live on the 30-acre site bordered by G.E. Patterson, Front Street, the railroad tracks, and the Mississippi River. At least eight projects are already under construction. Today the infrastructure is being updated, developers are building and most importantly people are realizing the unique vision that is now known as South End. It's a new way of life. It's your new urban neighborhood.
The South End Master Plan, which was completed by LRK Architects in 004,was initiated by Southland Development Partners, a major developer in South End. The boundary for this Master Plan is G.E. Patterson on the north, the St. Louis/San Francisco Railroad on the south, the river on the west, and Front Street on the east. The Master Plan covers a 30 acre area, which will be home to an estimated 4,000 residents at a density of 40 units per acre. To date, there are , 09 residential units under construction or planned for the South End Master Plan area as well as $ 36 million in investments. The Master Plan proposes streetscape improvements throughout South End. Currently, streets are in disrepair. Curbs and sidewalks are crumbling or non-existent and lighting is minimal. This development profile focuses on the blocks that surround the South End Master Plan area. This area, called South End Extended, is roughly bounded by Butler and GE Patterson to the north, Third St to the east, Central Station property to the west, and Crump Blvd to the south. This area, which covers 07-acres, is likely the next phase of development within the south end of downtown.
